1. Introduction

1.1 These Terms & Conditions (the "Agreement") govern the use of Macanri Building Consultancy Ltd's website (https://macanri.ie) and all services provided by Macanri Building Consultancy Ltd ("we," "us," "our"). 1.2 By using our website or engaging our services, you agree to these Terms & Conditions. If you do not accept these terms, you must discontinue use immediately. 1.3 This Agreement applies to all services provided, including but not limited to:

  • Building Survey Reports

  • Snag Lists

  • Boundary Checks

  • Planning Applications & Design Services

  • Certificates of Compliance/Exemption

  • Land Registry Mapping

  • Insurance Rebuild Valuations

  • Defect Inspections

2. Website Usage & Cookies

2.1 Our website uses cookies to improve user experience. By using our website, you consent to our use of cookies in accordance with our Privacy Policy. 2.2 Cookies may be used to collect statistical or marketing data. You can disable cookies via your browser settings. 2.3 We are not responsible for third-party cookies that may be used via embedded services such as video players or social media integrations.

3. Intellectual Property & License

3.1 All content on this website is owned by Macanri Building Consultancy Ltd or its licensors. 3.2 You may not:

  • Copy, republish, or reproduce website content without permission.

  • Sell, rent, or sublicense material from this website.

  • Redistribute content unless it is specifically made for sharing.

4. Quotations, Orders & Changes

4.1 All quotations are valid for 30 days unless stated otherwise. 4.2 Orders are confirmed upon written acceptance via email, signed cover letter order placement via online shop. 4.3 No changes to services will be made without prior client approval.

5. Pricing & Payment

5.1 Prices will be detailed in quotations, cover letters, invoices or online shop. 5.2 Full payment is required before reports are issued. 5.3 Payment methods include bank transfer, online payment, or Revolut Business payment link including via our online shop. 5.4 Planning applications are invoiced in stages, and full payment is required before submission. 5.5 Cancellations with less than 24 hours’ notice incur a 30% fee or total reasonable costs incurred up to the cancellation date, whichever is the greater amount.

6. Report Delivery & Ownership

6.1 Reports will be delivered in PDF format via email unless a hard copy is requested. 6.2 Any estimated delivery timelines are approximate. 6.3 Reports remain our property until full payment is received. 6.4 Reports are for the client’s use only and may not be shared without written consent, except with solicitors or mortgage lenders.

7. Services Provided & Limitations

7.1 Building Survey Reports

  • Visual inspection of roofs, walls, floors, and finishes.

  • No invasive checks (e.g., floorboards will not be lifted).

  • No testing of electrical, plumbing, heating, or drainage systems.

  • No local authority planning checks (unless separately requested).

7.2 Snag Inspections

  • Identification of defects and unfinished work.

  • No correspondence with the builder; it is the client’s responsibility to liaise.

  • Rechecks of snagging works incur an additional fee.

7.3 Boundary Checks

  • Comparison of site dimensions with Land Registry folio map.

  • Requires original Land Registry or Ordnance Survey maps.

  • Client is responsible for arranging access to adjoining properties if required.

7.4 Planning Applications & Design Services

Stage 1: Survey Drawings & Sketch Scheme

  • Preparation of measured survey drawings.

  • Adjustments to previous planning drawings if necessary.

  • Drafting of proposed extension plans for client review.

Stage 2: Planning Application Submission

  • Completion & submission of planning applications.

  • Includes Planning Application Form, Cover Letter, Notices & Planning Drawings.

  • Local Authority fees & external costs (e.g., newspaper notices, ordnance survey maps) are charged separately.

7.5 Certificates of Compliance / Exemption

  • Confirms substantial compliance with planning permission or Building Regulations.

  • Inspection is limited to visible areas.

  • Not a structural survey.

7.6 Land Registry Mapping

  • Preparation of Land Registry Compliant Maps for first registrations & subdivisions.

  • Not a legal title review.

7.7 Insurance Rebuild Valuations

Desktop Valuations

  • Rebuild costs estimated using aerial imagery, available drawings, or client-provided details.

  • Measurements are approximate and considered reasonable for insurance purposes.

  • Not equivalent to an on-site measurement.

On-Site Insurance Valuations

  • Includes measured survey of property & outbuildings.

7.8 Defect Inspections

  • Investigation of structural issues, damp, cracks, or defects.

  • Reports may recommend further investigations.

  • Solutions may involve managing defects where full repair is impractical.

8. Hyperlinking & Third-Party Websites

8.1 Our website may contain links to external websites. These do not imply endorsement. 8.2 Approved organizations may link to our website provided that:

  • The link is not misleading.

  • The link does not falsely imply sponsorship or endorsement.

  • The link fits within the context of the linking party's site.

9. Refunds & Cancellations

9.1 Refunds are not provided once services have commenced. 9.2 If a survey is cancelled on the day of the appointment, a 30% fee applies.

10. Liability & Disclaimer

10.1 Our reports are based on visual, non-invasive inspections. 10.2 We are not liable for:

  • Hidden, concealed, or inaccessible defects.

  • Further deterioration of existing defects after inspection.

  • Losses resulting from reliance on our report without further specialist assessments. 10.3 Our services do not include cost estimations for remedial works unless specifically agreed.

11. Termination

11.1 Clients may terminate this Agreement with at least 1 day’s notice. 11.2 If services are cancelled after work has begun, applicable charges will still apply.

12. Agreement & Acceptance

By proceeding with payment or using our services, you confirm that you have read, understood, and accepted these Terms & Conditions.
